In the sense that we voted for the government that established them. When Royal Bank gave me a mortgage on the house in Nepean Township outside Ottawa there was no title company, the bank kept the mortgage for the 25 years and closing cost all of $600.

Oh then you did vote for the American banking regulations. That is, unless you're one of those people who complains about the government without participating in the elections that determine the government that establishes them.

Not really John the system was in place before I got here. Oh and by the way I only signed one piece of paper, when we closed on this place I near about got writer's cramp. I won't tell you how much the check I signed was for, I do know it was the third time I had to buy title insurance on the same property for $400. My lawyer tells me that the title company's commission on that insurance is 80%

Indeed, in the US there are so many unnecessary fingers in the mortgage pot.

I pisses me off that the banks want so many guarantees on their investments but offer none to folks who invest.

But you voted for the government that maintained the status quo. You can't have it both ways, Rob. You can't take credit for maintaining one system with your vote while denying responsibility for maintaining another system in the same way.
