Coincidentally, both of our ex-neighbors moved to Dallas. They bought and sold the house next door to us and within a couple of years relocated to Dallas. Both are businessman and had transportable businesses. I did visit one of them in their home in Dallas, twice the house for half the price; 5 car garage, even a builtin movie theater, but I said no. Have always been allergic to Texas as a state to live in.

We relocated to Reno last January, real estate prices were reasonable up until the Californians started moving in and bidding up the asking prices. Low property taxes, energy & water costs (compared to CA) and the state is very well managed financially in my opinion unlike CA. Of course, the revenues from gambling and tourism is quite substantial for the population size.
