Good then, no worries about wrought iron pigeon forgeries.

Always been one of my fave areas, where I live now is somewhat similar.

The area is beautiful, but Pigeon Forge/Gatlinburg is an abomination - kind of like Ocean City, MD set in the Smokies.

Washington was suggested to me several times but any amount of land there is just stoopid expensive. Tenn is beautiful and the weather is a plus, but they still get snow. Something I am looking to get away from for good. I grew up in arizona so warm does not bother me too much. Funny the hill country was mentioned. So far its seems to be the best of what i'm looking for, and YES, I am through with this F'd up state called Michigan !!!

The amount of snow Tennessee gets, from a Michigan point of view, is piffle. Absolute piffle.

Texas or Nevada would probably be my first choice. I loved the 10 years I lived in Arizona but don't think the wife would go for that. I want to live as far from people as we can possibly go. Would make me a helluva lot less grumpy fer sure !

Just bite the bullet and emigrate to the People's Republic of California, Dave.

You just have to stay within about a 1.5 hour's drive of a major city (less for a smaller city). Any further out and the schools get worse. If you start seeing meth trailers, you've gone too far.
Play a game like the old SimCity or the new Cities Skylines, and you'll see in a hurry where the sweet spot is.

East TN where there are communities springing up all over the place. You can buy a house with several acres 20 miles outside of Knoxville and have privacy, access to all amenities, tourist attractions or an opportunity to live as a hermit....best of both worlds....
